Property owners will receive a one-off compensation payment
If the tunnel is to be routed underneath your land, you will receive a one-off compensation payment from Stockholm Vatten och Avfall. Firstly, the value of the interference with your property will be assessed by our consultants. We will then submit a compensation offer to you. The principles of compensation are regulated in the Expropriation Act, which states that the property owner must receive a one-off compensation payment on the basis of an assessed reduction in market value, plus a supplement of 25 per cent. We will also increase that amount by 20 per cent in the land leasing agreement that we offer.
We will also pay compensation for any damage that may occur when the tunnel is built.
Land leasing agreements – how do they work?
When it is time to sign agreements, we will invite landowners affected to attend meetings, where we will notify them of the land leasing agreement. We will also inform them of the principles that control when we value and pay compensation for the tunnel's intrusion. We will get in touch with each individual landowner by post or visit them in person in order to present land leasing documents. This will include a land leasing agreement, valuation and compensation. We will always do our best to come to an agreement with landowners.
By signing a land leasing agreement, you approve construction of the tunnel across a certain section of your property. This land leasing agreement will give Stockholm Vatten och Avfall the right to build and manage the tunnel.
This agreement will regulate the terms that apply when we use the land in our capacity as the line owner. It will also regulate the applicable compensation principles for intrusion and adjustment of any claims.
Stockholm Vatten och Avfall will apply to Lantmäteriet for utility easement, taking these land leasing agreements as a basis. This utility easement will involve leasing the land for the line in perpetuity.
What happens if we do not agree?
Stockholm Vatten och Avfall will always strive to agree with the landowner on land leasing and compensation for intrusion.
If you decide not to conclude a land leasing agreement with us, the issue will be submitted to Lantmäteriet for a decision. You may also decide to sign the land leasing agreement with us without accepting the compensation we offer. In this case, we will agree on all the other terms of the agreement, and only the issue of compensation will be referred to Lantmäteriet.
